The €650 million luxury Portonovi Resort – the Adriatic’s newest luxury lifestyle destination currently under development on the shores of picturesque Boka Bay – will reinforce Montenegro’s reputation as a stunningly beautiful tax-friendly destination for discerning global travellers and yacht owners.
At over 26 hectares, the Portonovi development is one of the biggest marina construction sites in the Mediterranean and plans are under way to create 290 luxurious residential properties from spacious town houses and apartments set in the heart of its Mediterranean-style village with design by Harrods Interiors, to stylish villas in its landscaped gardens, to sleek penthouse apartments and sky villas with infinity pools overlooking the marina.
In addition Portonovi will be home to the first One&Only resort hotel in Europe, opening in 2018, featuring an Espace Chenot Health Wellness Spa, an iconic yacht club building created by award-winning British design studio Winch Design and a 220-berth marina for yachts of 8 – 80m in length into a Mediterranean style village setting.
Designed by Marina Projects, Portonovi Marina is due to open in 2017. Azmont Investments, the owners of Portonovi, selected Marinetek for all floating elements of the project following an international tender. “Marina Projects developed a challenging specification for the floating equipment of Portonovi and Marinetek demonstrated to our client that they were best able to deliver the quality required,” commented Marina Projects Senior Associate Jeff Houlgrave.
“Construction of Portonovi Marina is one of the most important projects that the Marinetek team has won in the last ten years and we are all very excited about the size of the project and the requirements that the client has set for us,” Marinetek NCP Managing Director Boris Miškic responded. The brief is complex and calls for a wide variety of pontoon and breakwater types.
The marina, which needs to be protected from potential storms with gusting winds of over 44 knots, will be in use year-round for small vessels owned by resort residents and visiting superyachts. To reinforce the protection offered by fixed surrounding breakwaters, Marinetek is installing a floating wave attenuator of 180m in length using its 5m-wide type M5300BRK breakwater units – a first for a Mediterranean project. The breakwater and pontoon elements throughout the project are anchored by Seaflex.
Berths of up to 15 metres in length in the marina will have finger pontoons whilst larger yachts will have a standard Mediterranean quarter-mooring. Super Yacht pontoons and All Concrete Heavy Duty pontoons are used to create the main piers. These are connected by semi-flexible rubber shock absorbers and steel screws for minimal maintenance and long service life.
The pontoons are being manufactured at the Marinetek factory in Sibenik, Croatia, with shipping and installation planned to start late summer. Completion is scheduled for April 2017.
The first properties at Portonovi were released for sale on 14 July following an international launch event in London attended by key national media and partners. Mr Ahmet Erentok, Chairman of Azmont Investments, in summing up company aims, said: “We are creating a destination which will exceed expectations, providing some of today’s most enriching experiences that will become tomorrow’s benchmarks.”
“From the high level of pre-registrations we have already received, we have every reason to expect strong sales from the outset, and we look forward to welcoming the first residents to Portonovi next year,” he added.
